Schedules of dilapidations with the evidence on every line

Interim, terminal and final schedules of dilapidations: clause, breach, remedial works, liability and photo for every item, priorities and a cost summary.

What the report includes

A schedule of dilapidations is an argument set out in a table: for each item, the lease clause relied on, the breach, the remedial works, who is liable and the photograph that supports it. The dilapidations schedule template in Report Kit 360 is built for interim, terminal and final schedules, acting for landlord or tenant. It records the property, lease and parties, sets out the basis of the schedule with a High, Medium and Low priority guide, then runs a Scott-schedule-style findings schedule for the external fabric, each internal area and the services, statutory compliance and yielding-up items, with annotated photographs beside them. A summary of priorities and a summary of costs follow, with totals typed on Basic and calculated on Pro, then the surveyor’s endorsement and signature, with lease extracts in the appendix.

Template: Dilapidations schedule (Basic). Alternatives: Schedule of condition (Basic), Building survey (TDD) (Basic). Variables: schedule type (interim, terminal or final), acting for (landlord or tenant), include costs (hides the cost tables when off) and the default area heading. Fault types cover want of repair, structural and decorative disrepair, damage, missing items, redecoration due, unauthorised alterations, reinstatement, statutory non-compliance, services defects, missing service records and yielding up. Tags include the repairing, decorating and reinstatement covenants, disputed, supersession, diminution and cost significant.

Why dilapidation reports teams use Report Kit 360

Every item carries its clause and its photo

The findings schedule has columns for the clause, the breach, the remedial works and liability, and the numbered marker on the photo points at the breach it supports.

Built for both sides

Set acting for to landlord or tenant and the wording and columns follow. Tag items disputed, supersession or diminution as the exchange develops.

Costs that total on Pro

The summary of costs is a formula table on Pro, so section totals, fees and VAT update as items change. Export the schedule as CSV on any plan or XLSX on Pro for the other side.

An endorsed, verifiable schedule

The checks require the endorsement and signature before issue. Issue freezes the schedule with its checksum and the Verify link shows the fingerprint of the version served.

How it works

01

Create the schedule and set the variables

Choose interim, terminal or final and who you act for. Record the property, lease and parties and the documents relied on.

02

Inspect area by area with photos

Add an internal area section for each room, upload the photos and mark each breach with a marker, priority and note.

03

Complete the findings schedules

Clause, breach, remedial works and liability for every item; insert standard clause wording from snippets.

04

Summarise, endorse and issue

Check the priority counts and cost summary, sign the endorsement, clear the checks and issue the numbered PDF.

Frequently asked questions

Yes. The schedule type variable sets the wording for each, and acting for switches between landlord and tenant. The structure is otherwise the same, so a terminal schedule can be revisited as a final schedule after the lease ends.

The findings schedule is Scott-schedule style with reference, clause, breach, remedial works, liability and cost flag. Export it as CSV on any plan or XLSX on Pro so the other side can complete their response and figure columns and return it.

The structure lets you set out the items, clauses, breaches, remedial works, liability and costs that a schedule served under the Pre-Action Protocol for dilapidations claims generally contains, with the surveyor’s endorsement at the end. Report Kit 360 is not affiliated with RICS or any court service, and the content and endorsement of the schedule remain your professional responsibility.

Basic includes the dilapidations schedule template, findings schedules, photo markers, snippets, PDF and CSV export and one active share link per report, with 10 new reports a month and totals typed into a static cost table. Pro adds formula totals, XLSX and DOCX export, unlimited PDF pages, white-label and the review workflow.
