Dilapidations schedule

Interim, terminal or final schedule acting for landlord or tenant: property, lease and parties, basis of the schedule, Scott-schedule-style findings schedules for external fabric, each internal area and services, priority and cost summaries (formula totals on Pro), surveyor’s endorsement and signature.

What to notice

Cover and document control: Demised premises, landlord, tenant, inspection date, surveyor and revision from the template's fields, with the issue table.
Introduction: Instruction, who the surveyor is acting for, the type of schedule (interim, terminal or final) and the inspection and access arrangements.
Property, lease and parties: Key-value blocks for the premises, the lease (date, term, expiry or determination date) and the parties, with a location image.
Basis of the schedule: The covenants relied on, documents reviewed and a rating guide for the High, Medium and Low priority scheme.
External fabric: A Scott-schedule-style findings schedule: item reference, clause, breach, remedial works, liability (landlord or tenant) and cost flag, with annotated photos.
Internal area (repeatable): One section per room or area with its own findings schedule and photos. Add another area for each part of the demise.
Services, statutory compliance and yielding up: Items for services defects, missing service records, statutory non-compliance, reinstatement and yielding up and cleaning.
Summary of priorities: A rating summary that counts the High, Medium and Low items across the schedule.
Summary of costs: Totals by section with fees and VAT lines: a static table on Basic, a formula table with SUM totals on Pro. Hidden when the include costs variable is off.
Surveyor's endorsement and signature: The endorsement wording and the signature block, required by the checks before issue.
Appendices: Photographs, and lease extracts and documents relied upon as images or merged PDF pages (3 on Basic, unlimited on Pro).
